AN ACT relating to landlords and tenants.
Create a new section of KRS Chapter 383 that will prohibit a writ of restitution being entered after 30 days of judgment in a case regarding nonpayment of rent if the writ is not entered within 30 days of the judgment, unless the defendant in the case continues to fail to pay rent for a period not greater than twelve months; if the defendant does not pay the rent owed, then the plaintiff may terminate his tenancy and obtain a writ of restitution after serving notice of rental default, and may then redocket the action for hearing by a court.
